How to manage an asbestos problem?

If the asbestos material is in good shape and will not be disturbed, do nothing. Otherwise, there are two types of corrections: repair and removal.

Repair

Repair usually involves sealing or covering asbestos material.

  • Sealing (Encapsulation) - Applying a sealant that binds or coats fibres, to prevent their release into the air.
  • Covering (Enclosure) - Placing something over or around the material to prevent the release of fibres.

With any type of repair, major or minor, the asbestos remains in place. Repair is usually cheaper than removal, but may make later removal of asbestos, if necessary, more difficult and costly.

Only a professional trained to handle asbestos safely should undertaken such repairs.

Removal

Removal should be the last option considered in most situations, as it poses the greatest risk of fibre release. However, removal may be required when remodelling or making major changes that will disturb asbestos material.

Removal may also be required if asbestos material is damaged beyond repair. Removal is complex and improper removal may increase health risks. Therefore, only a qualified contractor should undertake this.

Asbestos Do's and Don'ts for the homeowner

  • DO keep activity to a minimum in any areas with damaged material that may contain asbestos.
  • DO take every precaution to avoid damaging asbestos material.
  • DO use fully trained and qualified Asbestos contractors for sampling, minor repair, major repair and removal tasks.
  • DON'T saw, sand, scrape, or drill holes in asbestos materials.
